Flashback to 2018: After 32 unsuccessful offers on homes, we landed on lucky #33 (seriously)! We were searching in the coveted Coral Gables neighborhood and houses would move EXTREMLY fast. Our budget of $450k often put us up against "cash buyers" who were looking to fix and flip. Finally after I (Mark) was convinced to expand my search by a few blocks... 6 offers later... we had an offer accepted in moved to closing!

Inspections were less than impressive after what was posted on the MLS listing was discovered to be an embellishment to attract buyers at a higher price. Luckily, the sellers were motivated and we were able to get the contracted price lowered.
Then came the appraisal! Another price SLASH! Good for us, not so good for the sellers.
Shortly after closing we got to work to making our tiny 1020 sq ft home as close to perfect as we could!
We increased the size of the service water line to the house, built a pergola on a budget, re-wired portions of the electrical, new fridge, new A/C, new dishwater, installed all new impact windows (little did I know what we would be doing 12 months later), installed window treatment, worked on the landscaping AND I finally got grass to grow in the front yard! WOW, what a busy 2 years that was.
Then our roof started leaking in one spot, then two... and then three. So we open an insurance claim and after consulting with roofing contractors I was convinced that repairing the roof with only going to start a game of whack-a-mole and the best way forward was a new room system.
Here's where Mr. Logical goes a little haywire.... Why spend $20k on a new roof if our 5 year plan includes doing an addition? So I fought the fight with EVERYONE and got them on-board with my crazy idea to move ahead with planning the addition.
So this is where our story begins...
